SHUGAR Ltd will accompany all viewings and provide you
with full details of the relevant properties viewed. We can offer a free
transport service, covering all areas of Cardiff and the Vale of Glamorgan.
Holding
deposit
Once
you have chosen a property, we require an holding deposit. This will reserve
the property for yourself throughout the vetting period prior to the tenancy
commencing. If for some reason the landlord does not proceed with proposed
tenancy, then your holding deposit will be refunded to you in full. In
the event that the prospective tenant decides to not to proceed with the
proposed tenancy, then the deposit is retained, to compensate for loss
of rent and administration costs. Under new legislation, all deposits taken after 6th April 2007 are covered by a tenancy deposit protection scheme. ROCHEFORT SHUGAR Ltd uses an insurance based scheme and will hold the deposit in our clients deposit account. Deposits can be utilised only in the event of making good any damage caused to the property, non-payment of services, cleaning costs etc. for which the Tenant is responsible. Vetting
We will ask each prospective tenant to complete an application form. Using the information provided we will obtain credit and fraud scores, check for
any County Court judgements, obtain employers and previous Landlord references
to ensure that you would be a suitable tenant for your property. Once
the final report is obtained and successful, the landlord will provide
the final approval for the tenancy to commence.
Notices
& Tenancy Agreement
All
appropriate notices under the Housing Act 1996 are issued prior to the
tenancy commencing, to safeguard the re-possession of the property if
required. An appropriate tenancy agreement will be drawn up to suit the
requirements of the Landlord and Tenant ie. assured shorthold or company
letting agreement, with a minimum tenancy period of 6 months. Both Landlord
and Tenant will receive a copy of all notices and tenancy agreement.
Inventory
A
detailed list of all external and internal items will be prepared by ourselves
prior to the tenancy commencing. Both the tenant and ourselves will check
through this document, in order to obtain a true accurate record of the
landlords property.
Gas
Safety Regulations 1994 & Furniture and Furnishings Fire Safety Regulations
1993
The
tenant will be provided with a current Gas Safety Certificate, and all
soft furnishings will comply with current Fire Safety Regulations..
Services
All
services are transferred into the tenants name at the start of the tenancy.
This means that the tenant will be responsible for the payment of all
interim and final bills whilst occupying the property. The tenant is responsible
for arranging the transfer of the telephone line and the re-direction
of mail. The deposit will be returned to the tenant upon proof of payment
of all final utility bills.
Deposit
A
deposit will be taken from the tenant prior to the commencement of the
tenancy, which is equivalent to one month’s rent plus £100.00.
ROCHEFORT SHUGAR Ltd will hold the deposit in our clients
deposit account and will use the deposit to make good any damage caused
to the property, non-payment of services, cleaning costs etc. for which
the tenant is responsible. The deposit held is protected by our clients
money protection scheme.
Insurance
You
should make certain that your possessions are adequately insured and you
can cover yourself for accidental damage to the landlords property through
an appropriate Insurance Company.
